Certified pumping power in Munich's urban office and commercial quarter

However, in the case of "Die Macherei" (The Makery) in Munich, KSB was able to get a new urban office and commercial quarter up and running with standard products, and even earned one of the world’s most demanding sustainability certificates in the process.

Building services for “Die Macherei”
The “Die Macherei” (The Makery) mixed-use development in the Berg am Laim district serves as a pioneering flagship project for the future for Munich and the region. The urban office and commercial quarter includes approx. 74,000 m2 of flexible loft offices, a design hotel, retail outlets, commercial enterprises and a diverse range of restaurants. Designed by three architectural firms, the development’s six buildings feature large roof terraces whose rooftop bars, fitness facilities and urban gardens offer people working in the quarter the chance to pursue their interests in the fresh air.

The Munich-based ACCUMULATA Real Estate Group develops and finances real estate projects for commercial and residential use. Over the last 35 years, it has implemented projects worth over 3 billion euros with a total floor area of over 600,000 m2.

The challenge:
LEED certification
A particular challenge was to obtain one of the coveted LEED certifications for the future-oriented urban office and commercial quarter. LEED stands for Leadership in Energy and Environmental Design and is a rating system for energy- and resource-efficient buildings. It is used for sustainability certification worldwide. The KSB products used in "Die Macherei" played a crucial role here, as they would have a positive impact on no fewer than 4 of the 8 certification topics, namely Water Efficiency / Energy + Global Environmental Impacts / Material Life Cycles + Resource Conservation and Innovation.
The solution:
Proven and flexible products
As KSB has always developed its products in close consultation with its customers, this has enabled us to precisely configure our pumps in countless projects. Through partnerships that in many cases have extended over decades, KSB knows exactly how pumps are used in practice in a wide variety of working environments. We know which standard and extreme situations operators must be able to react to in order to operate their pumps reliably, flexibly and energy-efficiently.
This approach has meant that a KSB product is designed to meet many different requirements and applications and, as in this case, can be shipped straight from standard production for direct use and commissioned according to a standard procedure.
One of the products that allows pumps to be used in variable operating conditions is PumpDrive. The frequency inverter is able to adjust the pumps’ performance exactly to the level of demand in every situation. Positive side effect: Clearly measurable energy savings of up to 60 % and reduced life cycle costs.
In the present construction project, the Dachau-based engineering contractor H.I.T. Haus- und Industrietechnik decided to use KSB’s Hyamat SVP pressure booster system for drinking water supply. Depending on the application, Hyamat SVP consists of 2 to 6 vertical high-pressure pumps which can either be used as a complete solution for fully redundant pressure boosting or, as in the case of "Die Macherei", the drinking water supply can be distributed between several pumps. This enables the pumps’ KSB SuPremE® motors to respond to sudden peaks in consumption as well as to cut energy consumption by dividing the load between several small pumps when demand is very low during the day – an essential feature for this application. The resulting outstanding energy efficiency was a key factor in obtaining LEED certification.
Another important aspect was the sustainability of the materials used, which is reflected in short manufacturing pathways and the use of substances that have been tested for environmental sustainability.
KSB’s Compacta and mini-Compacta lifting units, which are used for handling waste water, also played an important role in obtaining LEED certification thanks to their reliability even under the most challenging conditions as well as their low current input and low power consumption. More than 80 butterfly valves and strainers from KSB were also installed in heating and cooling systems.
All parties involved in the construction project pulled together and coordinated sustainability measures intelligently with each other, which really paid off in the end result of the project. To crown it all, "Die Macherei" as the first urban and commercial quarter in Germany and thus the KSB products installed were awarded LEED Gold certification. "Die Macherei" was assessed in the LEED Neighbourhood Development category and is one of only seven urban quarters in Europe that has been awarded this LEED certificate.
